What is a building consent?
A building consent is council approval for restricted building work. This is what the council does so that they can make sure that all work done on houses is safe, done correctly and appropriate for the location and purpose.

- If you want to change your shower to a tiled shower.
- Add a toilet
- Extend your footprint
- Remove a structural wall.
- Add a window or a door that wasn’t there already.
- Add a fire
- A deck that is more then 1.5m above the ground.
- Change the cladding material.
- Remove a non-structural wall
- Install an internal wall
- Replace like for like, for example replace an old window for a new one if it is the same size. Or replace an old shower for a new shower, if similar.
- Replace/repair rotten cladding.
- Retro fit double glazed windows.
- Build a sleepout up to 30m2 – as long as it doesn’t have a bathroom or water supply.
- Add air conditioning.

How do I get a building consent?
A licensed building practitioner (LBP) will help you prepare and submit your building consent request. Depending on the scope of works you will most likely need a draftsman/architecture to draw up the plans and provide all of the specification required for the application.

What is resource consent?
It something you have to apply to the council for if you would like to build something outside of the rules of a building consent. For EXAMPLE,
- if you wanted to build two houses in place of one
- If you wanted to turn land that was zoned industrial to residential or vis versa common resource consent for non-developers would be
- to build into the day light areas
- to add an bnb apartment
- if you wanted to build close to boundary
- add a second dwelling.
When should I approach a builder?
Talking to a builder is the best first step. For builders to be good at their jobs they have to have a good understanding of all the other trades, so they are able to direct you to the next right next step.

How much does it cost to build per square metre?
This will depend on the finishing but anywhere between $3000 and $6000 excluding gst is a current average estimate.

For a new build – Yes. For a renovation, yes if you are doing any restricted building work.
If not it can still be a good decision, as you are able o get your ideas discussed by another person.

How long is the planning process?
Allow two - four months for design and council consent. quoting can take less then a week - 1 month depending on the scope.
We can provide an estimate for the build work from the draft plans (the plans beofre beign submitted to council).
We will not be able to provide a fixed quote until the plans are approved by council this is because council may require big changes that will alter the cost to build.
